About La Zagaleta

What is La Zagaleta?

La Zagaleta is a double-gated private estate in Benahavís, set in the hills above Marbella on Spain's Costa del Sol. Covering nearly 900 hectares of protected woodland and valley, it is widely regarded as one of the most exclusive residential communities in Europe – and one of the most private addresses anywhere in the world.

The estate was established in 1991 on a former hunting ground and has since grown into a carefully controlled community of around 230 luxury residences. Strict building density rules mean that the land stays open, green and quiet. Properties range from Andalusian-style villas to contemporary architectural statements, most sitting on large private plots with panoramic views across the Mediterranean and the Serranía de Ronda mountain range.

Residents have access to two private 18-hole golf courses, a clubhouse and restaurant, an equestrian centre, a racquet club, a helipad and a full concierge service. A dedicated 24-hour security team manages the gates and patrols the estate around the clock. None of these facilities are open to the public – they exist solely for residents and their guests.

La Zagaleta falls within the municipality of Benahavís, consistently rated one of the wealthiest municipalities in Spain. Marbella centre is approximately 25 minutes by car, Puerto Banús around 20 minutes, and Málaga Airport is a straightforward 40-minute drive via the AP-7 motorway. Despite the seclusion, everything you need is close.

Most La Zagaleta Villas Never Reach the Open Market

The majority of transactions within La Zagaleta are handled privately, at the request of owners who value their anonymity. If you are looking for a specific type of property – a particular sector, size, price range or sea view – it is worth enquiring directly. We maintain active contact with owners and advisors throughout the estate.

Frequently Asked Questions

Frequently Asked Questions

What is the average price of a villa in La Zagaleta?

Prices range from approximately €4 million for an older resale villa to €30 million or more for a newly built contemporary estate on a premium plot. The most sought-after locations — particularly Sector H and plots with direct sea views toward Gibraltar and the African coastline — consistently command a significant premium over the estate average. New-build turnkey properties typically start at €8–10 million.

How many properties are there in La Zagaleta?

The estate contains around 230 completed residences across several distinct sectors, each with its own character, elevation and view profile. A small number of plots remain available for new construction, though these are becoming increasingly scarce. Density controls are enshrined in the estate's own planning rules and will not be relaxed — there is no meaningful risk of overdevelopment.

Can anyone buy a villa in La Zagaleta?

Yes. There are no nationality restrictions on ownership, and the purchase process for foreign buyers is straightforward with the right legal representation. Non-EU nationals purchasing property above €500,000 may apply for a Spanish Golden Visa, granting residency rights across the Schengen area. We work with established local lawyers who handle this process regularly.

How does the off-market process work?

The majority of significant transactions in La Zagaleta never reach any public portal. Owners here do not advertise. When they decide to sell, they inform a small number of trusted contacts — and the property is typically under offer before most buyers are aware it exists. If you have a clear brief, share it with us and we will tell you what currently exists or is likely to become available.

Is La Zagaleta a good investment?

Demand has consistently exceeded supply for over a decade. The combination of fixed inventory, strict density controls, a growing pool of international ultra-high-net-worth buyers and the near-total absence of comparable alternatives on the Costa del Sol has supported strong long-term price appreciation. As with any illiquid asset at this price level, we recommend taking independent financial and legal advice.

What are the running costs of owning a villa in La Zagaleta?

Beyond standard Spanish property taxes, owners pay an annual community fee to the estate administration covering security, road maintenance, golf course access, the equestrian centre and general upkeep of common areas. This fee varies by plot size but typically falls between €15,000 and €30,000 per year.

How long does a purchase typically take?

From agreeing terms to completion, most transactions take between six and twelve weeks. A reservation contract is signed first, followed by a private purchase contract with a 10% deposit, and finally the public deed before a Spanish notary. If financing is required, allow additional time for mortgage approval.
